Public Hearing

 

Norman and Pamela Gaston want to build a new storage shed in the rear of their property located at 12985 University Road, Shabbona, in unincorporated Milan Township. The DeKalb County Zoning Ordinance restricts the height of such accessory buildings to not exceed the height of the house. However, the proposed 40' x 64' building would be approximately 21'8" tall, while the house is only 19'1" tall. In order to allow the new storage shed, a Variation must be granted from the height restriction. Before a Variation can be granted, a public hearing must be held by the DeKalb County Hearing Officer.

 

Norman and Pamela Gaston have requested such a Variation for the property located at 12985 University Road, Shabbona, IL 60550. A public hearing will be held by the DeKalb County Hearing Officer on Thursday, November 2, 2017, at 1 p.m. in the DeKalb County Administration Building, East Conference Room, south entrance, 110 E. Sycamore St., Sycamore, IL 60178. All interested persons are encouraged to attend and be heard, as this will be the only opportunity for public input on the application. The application for Variation, Petition MI-17-16, is available for inspection at the DeKalb County Community Development Department, 110 E. Sycamore Street, Sycamore, IL (815) 895-7188.

 

The subject property is zoned A-1, Agricultural District, and is legally described as follows:

 

A TRACT OF LAND LOCATED IN THE NORTHEAST CORNER OF THE NORTHEAST QUARTER OF THE NORTHEAST QUARTER OF SECTION 35, TOWNSHIP 39 NORTH, RANGE 3, EAST OF THE THIRD PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHEAST CORNER OF SAID SECTION 35, THENCE SOUTH ALONG THE EAST LINE OF SAID SECTION 35, 396 FEET, THENCE WEST AT AN ANGLE OF 90 DEGREES 27 MINUTES WITH THE LAST DESCRIBED LINE EXTENDED, 330.85 FEET; THENCE NORTH AT AN ANGLE OF 90 DEGREES 24 MINUTES MEASURED COUNTERCLOCKWISE FROM THE LAST DESCRIBED COURSE, 396 FEET TO THE NORTH LINE OF SAID SECTION 35, THENCE EAST TO THE PLACE OF BEGINNING; ALL IN DEKALB COUNTY, ILLINOIS.

The requested Variation is from Section 5.06.B of the DeKalb County Zoning Ordinance in order to allow a 21'8" tall accessory structure that would exceed the 19'1" height of the primary building.
