Valerie & John Weberpal own property located at 16521 Swanson Road, approximately 2100 feet west of Henderson Road, in unincorporated Sycamore Township. Mrs. Weberpal operates an art studio, called the Crib, in a renovated corn crib on the subject property. However, the property is zoned A-1, Agricultural District, and such businesses requires a special approval in that district. In order for the business to continue, a Special Use Permit must be granted by the DeKalb County Board. Before a Special Use Permit can be approved by the DeKalb County Board, a public hearing must be held before the DeKalb County Hearing Officer.

The Weberpals are requesting approval of a Special Use Permit for the proposed art studio on Swanson Road, Sycamore. A public hearing will be held before the DeKalb County Hearing Officer on Thursday, April 18, 2019, at 1:00 p.m. in the DeKalb County Administrative Center, Conference Room East, 110 E. Sycamore Street, Sycamore, IL, 60178. Because this will be the only opportunity for public input on this application, all interested persons are encouraged to attend and be heard. Eddy Rosecrants is proposing to construct an accessory structure, in the form of a swimming pool and deck, on the property located at 12781 Williams Road, Genoa, in unincorporated Sycamore Township. Mr. Rosecrants would like to place the pool to the west of his house; however, the subject property is a corner lot, and the proposed location would result in the pool being located in the corner-side yard between his house and Williams Road. The DeKalb County Zoning Ordinance requires that accessory structures be located behind the residence, that they not be located closer to a street than the residence, and that they not be placed between the residence and a street. On March 28, 2019, Mr. Rosecrants was granted a Variation to allow him to place he pool approximately fifteen feet west of his residence, however, subsequent investigation on his part discovered the presence of a utility line passing in close proximity of the planned location of the swimming pool, which necessitates that he move the pool further west than was approved in the Variation. In order to allow the proposed pool in this new location, the Variation Hearing must be re-opened and revised Variations granted from these requirements. Before such revised Variations can be granted, a public hearing must be held by the DeKalb County Hearing Officer.

Mr. Rosecrants is requesting approval of such revised Variations from the Zoning Ordinance for the property located at 12781 Williams Road, Genoa. A public hearing will be held before the DeKalb County Hearing Officer on Thursday, May 9, 2019, at 1:00 p.m. in the DeKalb County Administrative Center, Conference Room East, 110 E. Sycamore Street, Sycamore, IL, 60178. Because this will be the only opportunity for public input on this application, all interested persons are encouraged to attend and be heard. The Variation petition, SY-19-07, is available for inspection at the DeKalb County Community Development Department, 110 E. Sycamore Street, Sycamore, IL, (815) 895-7188.
